The Challenge: The property needed fixing, and the mortgage was in arrears
Not too long ago, I came across a client with a house in need of urgent repairs and a mortgage in arrears. The client was missing payments on their mortgage as they were experiencing financial stress. After looking at their situation, I determined that a refinance would be the best option for him. However, the client did not want to refinance his property, so I had to convince him that this was not a good time to be proud or to refuse help when it’s clearly in his benefit.
The Solution: Have a lender provide a prepaid mortgage
After the client agreed to take my help, I arranged for a suitable lender to offer a prepaid mortgage with payments added to the mortgage balance. This effectively reduced the client’s debt. One of the conditions was to have the client agree to work with a credit counselor to repair his credit.
The Bottom Line
The process was completed in several weeks, but the client was happy with the outcome. It relieved him of his financial stress and improved his cash flow. We were also able to improve his credit score slowly.
